AZ requires permits for any roofing work that exceeds 25% of the
surface OR adds structural elements (skylights, dormers, solar
racking). The two NAZ counties have very different turnarounds.
Yavapai County (Prescott + valley)

48-72 hours of submission.
Coconino County (Flagstaff, Williams, Sedona-side)

Coconino's portal: coconino.az.gov/permits. Slower because the
snow-load engineering review at altitude is genuinely
additional work — Coconino requires structural engineer
sign-off on any change to roof framing or major repair on
existing framing.
Sedona-specific
Sedona is in Coconino but has its own city design review on top
of the county permit. Add 2-3 weeks for view-corridor + HOA
review. Total: 4-6 weeks worst case.
Williams + Flagstaff cabin permits
Snow-zone cabins require additional documentation:
- Manufacturer's snow-load rating letter for the proposed
shingles/tile
- Truss inspection report (existing trusses)
- Engineer's letter if the proposed re-roof changes load on
existing framing
These docs can take 2-3 weeks to assemble. Start the conversation
BEFORE the permit submission.
Pre-monsoon (May-June) planning
Both counties get crushed in May-June with pre-monsoon repair
rushes. Submission timelines extend by 30-50%:
- Yavapai re-roof in May: 8-12 days (vs 5-10 normal)
- Coconino re-roof in June: 18-25 days (vs 14-18 normal)
If you need work done before July 1, pull the permit by April 15.
Off-peak window: Sept-Oct
Best permit timing in NAZ:
- Most of monsoon over
- Pre-winter rush hasn't started
- Permit office staffing is full
- Contractors hungry for work
Both counties run 30-40% faster than the May-June window.
