A new roof drops your homeowners insurance premium because:

  • Insurer's expected-claim probability drops sharply for years 1-15

Note: discounts are NOT additive in the simple way. The Class 4

discount applies only to the wind/hail portion of the premium

What you have to submit

Standard documentation:

  1. Permit + inspection record (from your county)
  2. Contractor invoice with:

- AZ ROC license number

- Material brand + SKU

- Installation date

- Square footage

- Manufacturer warranty

  1. Manufacturer Class 4 cert (if applicable)
  2. Photos: before, during, after

Submit to your insurance agent within 30 days of completion.

Common pitfalls

  1. Forgetting to submit. Carriers don't auto-apply new-roof

discounts. Many homeowners don't claim it.

  1. Roof was technically not "new" — partial repair, not

full replacement. Check your contract — was 75%+ of the surface

replaced?

  1. Contractor not properly licensed. Carriers want AZ ROC

license number on file. No license = no discount.

  1. Class 4 claim without manufacturer cert. The cert (a single

page on letterhead) is mandatory.

When to switch carriers

A new roof + 22% premium drop is also a great time to comparison

shop. AZ DOI premium-comparison data shows ~$200-$400/yr difference

between cheapest + most expensive carrier on identical coverage in

NAZ markets.
